Lock changes between tenancies

The most common landlord job is changing the locks when one tenant leaves and before the next moves in. The reason is simple: once keys have been out in the world you cannot prove a spare was not cut, so the safe assumption is that the old set still opens the door.

We turn this around same-day where the diary allows, so a property is secured and ready to relet without holding up your changeover. On the day we look at each lock and either rekey it (change the cylinder or levers so old keys stop working) or replace it outright if it is worn or below the standard your insurer expects. Rekeying a sound lock is usually the cheaper route across a portfolio, and we default to it where the hardware allows. HMO door and lock compliance

Houses in multiple occupation carry specific lock requirements, and getting them wrong is a fire-safety issue rather than a cosmetic one. Two points come up on almost every HMO:

  • Escape and final-exit doors. Doors on the escape route and the final way out are fitted with a thumbturn or a single-action escape device, so any occupant can get out in one movement without needing to find a key. Being unable to leave quickly is exactly what these locks exist to prevent.
  • Room and letting-room doors. Individual room doors are commonly fitted so a tenant can secure the room from inside and always open it from inside without a key, so no one can be locked in. Where doors are also fire doors, the lock and any hardware must not compromise the door's fire performance.

The precise specification for a given HMO follows its fire risk assessment: that is what dictates which doors need what. We fit the lock hardware to match, and flag anything that looks non-compliant, but the fire strategy and its sign-off sit with your fire risk assessor. Where a property's locks also need bringing up to a recognised security standard, that is high-security lock work, and locks certified to British Standard BS3621 are the usual benchmark insurers reference.

When and how possession can lawfully be taken is a legal question, so confirm the process with your solicitor or enforcement agent.

Key management across a portfolio

Carrying a separate key for every door across a portfolio is how spares go missing. We can set up keyed-alike locks, so one key works a group of doors you choose, or a small master arrangement where your key opens more while each tenant gets a key to their unit only. Adding a restricted keyway means keys cannot be copied at a kiosk without your authority, which keeps the scheme genuinely under control. For commercial units and mixed sites the same thinking scales into full commercial locksmith work, and a key safe can give contractors or cleaners controlled access without handing over a cut key.
