Landlord and HMO Locksmith Services
Rental property has lock needs a one-off homeowner does not: turning locks over cleanly at every changeover, meeting the escape and room-lock rules an HMO has to satisfy, and keeping keys under control across several addresses. This page is for landlords, HMO operators and letting agents who need the lock side handled properly, on time, and the same way every time.
We are property-security specialists, not a general handyman who also does locks, which matters on rental work where a missed escape-lock or an uncontrolled spare key becomes your problem.
Lock changes between tenancies
The most common landlord job is changing the locks when one tenant leaves and before the next moves in. The reason is simple: once keys have been out in the world you cannot prove a spare was not cut, so the safe assumption is that the old set still opens the door.
We turn this around same-day where the diary allows, so a property is secured and ready to relet without holding up your changeover. On the day we look at each lock and either rekey it (change the cylinder or levers so old keys stop working) or replace it outright if it is worn or below the standard your insurer expects. Rekeying a sound lock is usually the cheaper route across a portfolio, and we default to it where the hardware allows. The tenant-side rules are covered in can I change the locks on a rented property, and reasons to change your house locks sets out when a change is the right call.
HMO door and lock compliance
Houses in multiple occupation carry specific lock requirements, and getting them wrong is a fire-safety issue rather than a cosmetic one. Two points come up on almost every HMO:
- Escape and final-exit doors. Doors on the escape route and the final way out are fitted with a thumbturn or a single-action escape device, so any occupant can get out in one movement without needing to find a key. Being unable to leave quickly is exactly what these locks exist to prevent.
- Room and letting-room doors. Individual room doors are commonly fitted so a tenant can secure the room from inside and always open it from inside without a key, so no one can be locked in. Where doors are also fire doors, the lock and any hardware must not compromise the door's fire performance.
The precise specification for a given HMO follows its fire risk assessment: that is what dictates which doors need what. We fit the lock hardware to match, and flag anything that looks non-compliant, but the fire strategy and its sign-off sit with your fire risk assessor. Where a property's locks also need bringing up to a recognised security standard, that is high-security lock work, and locks certified to British Standard BS3621 are the usual benchmark insurers reference.
Working with letting agents
If you manage property for landlords, we slot into how you already work: several addresses handled to the same standard, one point of contact, key handover recorded so everyone knows which set went where, and a single invoice billed to you directly.
Eviction lock-change attendance
When a possession order has been enforced and the property is handed back, the locks are changed so it can be secured against re-entry. We change locks for exactly this and can attend to do it.
Two things we hold to: a lock is only changed against a lawful possession order and the enforcement agent's instruction, never to shut a tenant out informally, and we work to the paperwork you provide. When and how possession can lawfully be taken is a legal question, so confirm the process with your solicitor or enforcement agent.
Key management across a portfolio
Carrying a separate key for every door across a portfolio is how spares go missing. We can set up keyed-alike locks, so one key works a group of doors you choose, or a small master arrangement where your key opens more while each tenant gets a key to their unit only. Adding a restricted keyway means keys cannot be copied at a kiosk without your authority, which keeps the scheme genuinely under control. For commercial units and mixed sites the same thinking scales into full commercial locksmith work, and a key safe can give contractors or cleaners controlled access without handing over a cut key.
What it costs
The underlying work here is a lock change, one of our recorded categories, so we can show real numbers rather than a made-up figure. Portfolio, keyed-alike and eviction attendance are quoted once we know the number of doors and units.
Here is our national lock-change pricing, inc VAT:
Based on 222 recent recorded lock-change jobs. Prices include VAT. A property with several doors, or a keyed-alike set across a portfolio, is priced on the number of locks and the hardware chosen, confirmed before we start. Full detail is on the pricing page.
There is no call-out fee, the work carries a one-year warranty, and you pay on completion. Our engineers are DBS checked and we carry public liability insurance.
Where we cover landlord work
We handle landlord, HMO and letting-agent jobs across Coventry, Derby, Colchester, Ipswich, Burton upon Trent, Nottingham and Leamington Spa, and the towns around each. If a locked safe is left behind in a property, that is safe opening work, and a straightforward changeover is covered under lock replacement.
A note on legal advice
The sections above cover the lock and hardware side of renting. They are not legal advice on tenancy law, notice, deposits or eviction procedure: for those, use a solicitor or a recognised landlord body. Our job is to make sure the locks are right, changed on time, and under your control.
